Market Watch


   If you are considering buying or selling a home it is important to know the market in Your Neighborhood.  The market in the St. Louis area has picked up recently. While interest rates are still low, many lenders are taking a closer look at the types of homes they are investing in and are being more aggressive in potential foreclosure situations.

   We have experienced a seller's market for an extended period of time in this area and many homeowners are still expecting to get the price they want for their home in a short period of time.  Some sellers have even expressed concern that they haven't received multiple offers on their homes in a matter of days.  The buying frenzy of a few years ago has subsided and unless your home is the best deal in the most desirable neighborhood, don't expect multiple showings in a day, much less multiple offers.  As always, homes that are priced realistically for The Neighborhood and are marketed effectively will still sell in a reasonable amount of time.  Reasonable is defined in weeks and sometimes months instead of days.

   While interest rates have risen a little bit recently there are still plenty of good deals out there.  Even though homes are staying on the market longer than before don't wait around for a price reduction when you find the home of your dreams. As a buyer you need to listen to the advice of your Realtor® when it comes to making an offer.

CONDO SALES


   Condo values throughout the area continue to increase at a more rapid rate than single family homes.  There are many reasons for this, active lifestyles ranking among the top.  Condominiums can be as simple or elegant as you need, and range from 800 to 5,000 square feet.

   If you are thinking about selling your condo, you may be surprised at its value.   Many communities have sign rules that do not allow For Sale signs or directional arrows, presenting unique challenges for both buyers and sellers.  Some condominium developments are in such high demand the units sell immediately upon listing.

Get Pre-Approved For A Home Loan

HOME AFFORDABILITY


   Standardized home affordability calculators can give you a rough idea of how much house you can buy.  Sometimes first time and move up home buyers are amazed at how little house they can afford when using these tools.  While these tools are useful as guidelines, always check with a lender before going house hunting, there are literally hundreds of loan programs available to buyers with all types of credit and financing needs.  There are special low interest and interest only loans available for investment as well as primary residences, many require no PMI and can be used to finance 100% (or more) of the purchase price.  I can also refer you to lenders who specialize in alternative financing for primary residences, vacation homes and all types of investment property.

     What did it sell for?  The great informational column in the Journal is always interesting to read.  We all want to know how our biggest investment is growing and home sales in our neighborhoods are the best way to keep track.  There are several things to keep in mind when looking through this column; condition of the home, updates, age, and seller concessions.  Some of these things you know because it was your neighbor's house, or you saw it at an Open House.  Seller concessions for downpayment assistance and help with closing costs sometimes inflate the price of a house and are not part of the public record.  As Your Neighborhood REALTOR®, I have access to this information and can give you the scoop on sales in your neighborhood.  Just like you, I want our homes to be worth top dollar because I live here too!

   Many sellers consider selling their homes "as-is".  This is a great way for first time buyers to purchase a home in an established neighborhood.  There are several things buyers should consider when looking for, and purchasing these homes. I recommend working with a Realtor® for all transactions, our training and knowledge can help you avoid misunderstandings and possible legal difficulties.
 
      1.  Make sure your definition of  "as-is" is the same as the sellers. 
            Some home owners want to sell without the hassle of inspections and repairs.  Even if the owner is not willing to make repairs, you are still entitled to a private building inspection.  The inspection can uncover repairs that may be beyond your finances or abilities.
 
      2.  Is the house really priced to be "as-is".
               The price of the house should reflect the amount of work needed to bring it up to market condition.
 
      3.  Will your lender/loan program allow the purchase of a home that needs work?
                There are too many loan programs to count these days, check with your lender about the specifics of your loan.
 
      4.  Do you have the funds available to fix the house?
                       Some loan programs allow for the cost of repairs, or allow seperate loans to cover those costs.
